The Pasadena area has some of the best-loved older houses in Southern California: Craftsman bungalows, Spanish Revival homes, and mid-century houses tucked into the foothills. Many of their kitchens have been updated with modern refrigerators, dishwashers and ranges. The appliances are new. The walls, cabinets, floors, wiring and plumbing around them often aren't.
That combination explains a lot of the trouble these homes see. The appliance takes the blame, but the cause is sometimes the space it was fitted into. The advice below applies to any older home. Tight openings and refrigerators that can't breathe
Older kitchens were built around smaller refrigerators. When a modern unit is squeezed into an original alcove, or a cabinet built for something narrower, the condenser may not get enough airflow. The refrigerator runs longer, the compressor works harder, and the cabinet sides feel hot.
Summer makes it worse. Inland heat in this part of the county regularly pushes past 100°F, and an older house without strong air conditioning can get warm enough indoors to strain a boxed-in refrigerator.
What to check
- •Look up your model's required clearances in its installation guide. Many need space at the top and back; some need it at the sides too.
- •Unplug the refrigerator and vacuum the condenser coils and the front grille.
- •Make sure the grille isn't blocked by a rug, trim or a toe-kick panel added during a remodel.
- •Listen for the condenser fan when the compressor runs.

Dishwashers in vintage cabinetry
Retrofitting a dishwasher into original cabinetry is common in Craftsman kitchens, and it's where installation problems tend to show up:
- •No high loop on the drain hose. Without one, sink water can flow back into the dishwasher. You may see dirty water in the tub or notice an odor.
- •Uneven floors. Old wood floors are rarely level. A dishwasher that isn't level can leak at the door or fail to latch.
- •Brackets that don't hold. Tile, stone or thick wood counters can make the top mounting brackets hard to secure. A loose dishwasher can tip forward when the door is opened with a loaded rack.
- •Older supply plumbing. Galvanized or partly updated lines can deliver low pressure, which shows up as slow fills.
If you see water at the toe kick or softened wood, stop using the dishwasher and have it checked. Water damage to original hardwood is hard to undo.
Ranges, gas lines and electrical capacity
Pro-style gas ranges and induction cooktops are popular upgrades in these kitchens, and both can run into the limits of an older house.
- •A gas range needs an accessible shut-off valve and a flexible connector in good condition. In earthquake country, a flexible connector matters.
- •Pro-style ranges put out a lot of heat, and a hood sized for a smaller range may not keep up.
- •Induction cooktops and electric ranges need a dedicated circuit of the right size. An older panel may need updating first. That's electrician work, not appliance repair.
If you smell gas, leave the house and call SoCalGas or 911 from outside. Don't flip switches or use the range.
Laundry that was never planned for
Original bungalows didn't have laundry rooms. Washers and dryers end up on service porches, in detached garages or in converted closets, often as stacked or compact pairs. Watch for:
- •Dryer vent runs that are long, crushed behind the machine or routed through tight spaces
- •Washers on older wood floors that flex during spin
- •Supply hoses that have never been replaced
Power events and control boards
Summer heat brings the occasional outage or voltage dip, and modern appliances rely on control boards that can be sensitive to surges. A surge protector suitable for appliances is worth considering for refrigerators and front-load washers. After a power event, if an appliance shows a blank display or strange behavior, switch it off at the breaker for a minute before assuming the board has failed.
When to book a visit
Book a repair if:
- •A refrigerator can't hold temperature after you've cleaned the coils and checked clearances
- •A dishwasher leaks, won't drain or backs up from the sink
- •A gas range won't light, clicks constantly or has an uneven flame
- •An appliance trips a breaker or stays blank after a reset
